Cornerstone Energy Park in Louisiana

To date, Cornerstone Energy Park (CEP) has manufactured over 2m metric tons of product with our intermediate chemicals shipped across the globe. These building blocks are used in everyday products ranging from home construction essentials like Greenboard drywall and particle board, transportation elements like car batteries, paint, and diesel exhaust fluid, and carbon fiber for commercial and military aircraft.

Synergy for Sustainability

At Cornerstone Energy Park, we convert energy into large-scale industrial chemicals, prioritizing sustainability and modernization. CEP includes a number of co-located entities working both separately and interdependently to meet production needs, promote growth and development, and manufacture products that are essential to everyday life. This not only enhances idea-sharing and streamlines operational efficiency but also supports the effective distribution of materials within our fence line. Tenant collaboration at CEP enables the beneficial sharing of raw materials, site assets, utilities, infrastructure, and people. Shared assets between tenants often equate to lower capital and/or operational costs.

Cornerstone Energy Park Site

Exceptional Site Location

Situated along the Mississippi River in Waggaman, Louisiana, Cornerstone Energy Park (CEP) serves as a prominent industrial hub and pioneer of a greener tomorrow. Established in 1952, the park has been home to several state-of-the-art chemical manufacturing facilities, including site owner Cornerstone Chemical Company, LLC.

Our proximity to the Gulf of Mexico, the Mississippi River, major roadways, and five U.S. Class I railroads place us at the heart of the southern region's largest intermodal transportation hub. With a convenient location in the epicenter of the North American oil and gas corridor, Cornerstone Energy Park maintains a strategic advantage of national and international accessibility.

We are just a one-day truck drive to Houston, Dallas, and Atlanta, and we have our own deep vessel and barge river dock.

Assets

CEP thrives on People Power. The site is staffed with approximately 430 skilled operators, maintenance staff, and various support professionals. An experienced senior site management team is on-site for responsive assistance. With a core focus on safety, we also offer a medical center and emergency operations 24/7.

The site is equipped with essential, raw materials to support operations, including propylene, NH3, and natural gas pipeline feeds. CEP's facilities offer dual 115KV with available steam, N2/02, and water. Other feedstocks are available via on-site storage.

Leading a Transformative Tomorrow Through Future-Focused Investments

CEP is investing in local initiatives and forging clean energy alliances to upgrade and modernize our infrastructure and procedures. We are focused on creating a site that operates with greater efficiency, generates less waste, recycles more materials, and significantly reduces both emissions and the overall environmental impact.

This initiative is designed to boost local economic growth, increase safety and reliability, generate new job opportunities, and produce vital goods. Ultimately, these actions will lessen our reliance on imports and set a new standard for contemporary production sites.

Creating a Sustainable Future Together

As we progress towards modernization and sustainable growth, our objective is clear: to collaborate with like-minded partners who are equally committed to these sustainable practices and goals, ensuring a more efficient future. Ideal new tenants will leverage one or more of the site chemistries as feedstocks or provide raw materials to support site chemistries allowing for the backward or forward integration of the value chain.
